Private Tenants - Your New Rights:

2018 saw major changes in the way private lettings are organised in Scotland. The transition from the well-known 'Short Assured Tenancy' to the new 'Private Residential Tenancy' (PRT) means that tenants have greater flexibility when it comes to moving on from a property.

The new rules allow tenants, including students, to give a minimum of 28 days' Notice to Leave. However, tenants can give a much longer notice if they know their plans sooner. Traditionally,  our student tenants have started looking for their homes for the next academic year in February and March. In addition, university accommodation fairs also take place at this time. Many students know their plans for 2019 and have already given notice to leave this May, June and July so these properties will be advertised in the months prior.

But some properties may not be advertised until the minimum 28 days prior to existing tenants leaving. For example, some tenants may need to wait for exam timetables and/or results before they can confirm their leaving date, meaning these properties will marketed in summer.

At Cullen Property, we expect most properties will be advertised in mid-March with new lease start dates from June onwards... so don't panic! More properties will be coming available.
