Before buying, please talk to us about the property you’re looking to buy so that we can provide free advice on the area, the type of tenant it will be suitable for, the rental valuation, and any other aspects you should consider.

We can also give full free advice on all of the different legal aspects of becoming a landlord, including all fire and safety regulations, short assured tenancy leases and notices, Landlord Registration, tenancy deposit schemes and Private Rented Housing Panel Repairing Standards, etc.

If you are buying a HMO (House in Multiple Occupancy) property, i.e. three or more bedrooms which will be let to students or young professionals, then it is vital that you are fully aware of the HMO regulations. For example, are you aware that all bedrooms must be at least 2.25m wide to be acceptable as a ’bedroom’? It’s better to talk to us first than buy a property and find out afterwards that it’s not what you thought it was!

If your property is with another agency which you feel is not delivering the levels of service you expect, or you want that personal service whereby you have the name and number of someone at the agency who knows you on first name terms, and knows your property as well as you do, then please call us to discuss how easy it is to transfer to Cullen Property.

In short;

You;

  • Call us to tell us that you’d like to move to us.
  • Email the other agency giving them one month’s notice of transfer (or whatever notice period you have with them), and copy steve@cullenproperty.com into the email.
  • Fill in a simple details form so that we can set up an account for you on our computer management system.

We;

  • Liaise with the other agency to collect the property file (including certificates etc) and keys from them on the transfer day.
  • Contact and visit the tenants to let them know what is happening and set up direct debits for them to allow the rent to be collected each month.
  • Advise on whether the level of rent is correct and how it might be improved.
  • Arrange transfer of the deposit held in the tenancy deposit scheme (TDS) from the other agency to a Cullen Property account at the same TDS.
  • Begin collecting the rent and paying you on time every month by BACS directly into your bank account
  • Carry out all legal compliance matters and manage your property ongoing.
